What kind of damage do we see most in Meriden?

Ceilings, and usually water. Of Meriden's 26,585 housing units, 20,042 were built in 1979 or earlier and 7,093 predate 1940 — so a large share of the city's ceilings are either original plaster on lath or a mid-century textured finish applied over it. Both fail visibly and neither responds well to being painted.

Plaster on lath cracks along the lath lines and, once it has been wet, loses its keys — the plaster that squeezed through the lath gaps and holds the whole surface up. A ceiling in that state can look intact from below while being held largely by paint. Textured ceilings fail differently: the texture debonds in patches, and any attempt to spot-paint it leaves a visible repair.

  • There is a brown ring on my ceiling. Is that a repair or a repaint?

    Both, in that order. The water has to be stopped and the material has to dry before anything else is worth doing. Then the stain needs sealing with the right primer, because a water stain will bleed through finish coats indefinitely otherwise. The question we will actually be asking on an older Meriden ceiling is whether the plaster behind the stain is still sound, or whether the water has broken its keys.

  • Can you take down a textured ceiling?
