Why does Wallingford need two different approaches?
Because the numbers describe two towns. Of Wallingford's 19,418 housing units, 11,409 — 58.8% — were built in 1979 or earlier. That is the lowest pre-1980 share of any town in this expansion. But only 3,137 units, 16.2%, predate 1940, while 4,254 were built in the 1940s and 1950s alone.
So the older-housing conversation here is mostly about mid-century construction, not Victorian. A 1950s cape has drywall or early plasterboard rather than lath-and-plaster, simpler trim profiles, and frequently original woodwork that has been painted several times without ever being properly prepared. The work is straightforward but the preparation is not optional.
The centre is a different matter. The Wallingford Center Historic District, listed on the National Register in 1993, holds 66 contributing buildings, and the nomination records six eighteenth-century and twenty nineteenth-century houses still standing on South Main Street alone. Interiors of that age carry deep, hand-run trim profiles and plaster that has moved for two centuries.

My house is from the 1950s. Does the lead rule still apply?
Yes. The EPA threshold is 1978, not 1940, so a 1950s Wallingford cape is squarely inside it — and with 4,254 units built here in the 1940s and 50s, that describes a great many homes in town. Any paid work that disturbs painted surfaces in a pre-1978 home has to be done by a certified firm using lead-safe practices. We are an EPA Lead-Safe Certified Firm.
The trim in my older house has been painted many times. Can that be fixed?
Usually, and it is one of the more satisfying things we do. Repeated coats fill the detail on run trim until a moulding profile reads as a soft lump. Recovering it is careful preparation work rather than a chemical shortcut, and how far it is worth taking depends on the profile and how much paint is sitting in it. We will tell you honestly what is recoverable before you commit.
How do you price interior work?
We visit, look at the actual rooms, and leave a written summary quote. Pricing is upfront and all-inclusive rather than a per-wall rate, because preparation drives the real cost — and in Wallingford that varies enormously between a 1955 ranch and an eighteenth-century house on South Main Street.
